GENERAL PERMIT PROCESS

  • Conduct initial client meeting to discuss scope of project.
  • Obtain legal description, assessor parcel number, any land use permits or subdivision data and existing site permits.
  • Research and gather site information.
  • Meet with the Planning Department and the Building and Safety Department to inquire about the site specific requirements, development standards, fees, permitted uses, applications, plan check submittal requirements, department or agency clearances, etc.
  • The requirements and permit processing time for each project will vary county to county and city to city.

  • Once the project scope and requirements have been determined with a meeting the design professionals is conducted to ensure everyone has a clear understanding of the requirements to maintain project consistency.
  • Prepare and file application(s) to the Planning and/or Building and Safety Department for review. Some county and city application processes may vary.
  • If a Planning Application is required, then once the application has been processed and approved we can move forward with the Plan Check process. Some counties and cities allow concurrent processing, but will not allow issuance of the permit without Planning Department approval.

  • Prepare and file Permit Application with required plans; civil, architectural, structural, electrical plans, etc. based on permit type and application requirements.
  • Inquiry frequently to verify plan check status.
  • Pick up plan check corrections from the Building Department and work with the design professionals to resolve code and design issues based on corrections list.
  • Once the design professionals have completed all necessary revisions, the revised plans are resubmitted for further review and approval. Some plans may require multiple plan checks prior to plan approval.

  • Receive Building Department approval of plans.
  • Obtain any remaining required clearances.
  • Notify owner and/or contractor that the building permit is ready for permit issuance.
  • Pay required permit fees and obtain permit.

  • Schedule all required inspections for all stages of grading or construction.
  • Obtain a permit final inspection.
  • A Certificate of Occupancy is required prior to occupying any buildings.
